Why it is cheaper, and it is not the ceiling
Same grid, same tiles, same fitters, same five year workmanship guarantee as every other job we do. Nothing is downgraded to hit this price.
What changes is the way the work runs. A clear site, standard grid and tile, a normal ceiling height and the whole thing fitted in one continuous visit means no working around furniture or staff, no going back and forward in phases, and no surprises. When a job runs clean like that we get it down fast, and that saving is real, so we pass it on rather than pocket it.
It is why the conditions below matter. Put furniture under it, split it into phases or ask for a non-standard spec and the economics that pay for this rate disappear.
What has to be true
All of it, not most of it. If your job does not fit, say so and we will price it properly on our standard rates instead. That is a better outcome than a number that changes once we turn up.

- ✓Clear, unoccupied site
- ✓Standard ceiling height, under 3m
- ✓Fitted in one continuous visit, we are not returning in phases
- ✓Standard mineral fibre grid and tile only, not acoustic or fire-rated
Height multipliers still apply above 3m. Removal of an existing ceiling is charged separately at £10/m². Prices exclude VAT, though we are not VAT registered so there is none to add. Final price confirmed in a written quotation after a survey.

How to qualify
The £20/m² rate is confirmed after a free virtual site survey, not before. Book the survey, show us the space over a video call, and we will tell you straight away whether it qualifies and give you the fixed price in writing. Jobs are only accepted onto the offer this way.
