What Affects the Labour Rate?
The per-m² rate you will be quoted depends on more than system type. These four factors regularly move the rate up or down from the figures above.
Ceiling Height
Standard rates assume ceiling heights under 3.5m — the working height reachable from a standard hop-up or podium step. Work above 3.5m requires additional scaffold or podium time. Expect a 15–25% uplift on standard rates. Heights above 5m may require full scaffold erection, adding further cost and programme time.
Access Conditions
Retail fit-outs, occupied buildings and restricted access sites — hospitals, schools, live stores, trading food businesses — carry a site management uplift of 10–20%. This reflects the additional time required for inductions, restricted working windows, material logistics in occupied environments and the management overhead of coordinating around live operations.
Location
Greater Manchester and North West rates are typically 10–15% below London rates. The rates in this guide are north of England base figures. The Midlands runs 5–10% above. London and the south-east runs 15–20% above. Regional multipliers also apply for remote locations where travel time or overnight accommodation becomes a factor for the installation team.
Quantity
Jobs under 50m² carry a small-works minimum charge — the fixer has the same mobilisation, site induction, setting-out and waste-disposal cost regardless of whether they are fitting 20m² or 200m². Large commercial projects over 500m² attract volume discounts as fixed costs are spread over significantly more area and programme efficiency improves.
Labour vs Supply and Fit — What's the Difference?
Labour-only rates cover installation by an experienced ceiling fixer. The main contractor or client supplies all materials — grid system, tiles, hanger wire, fixings, perimeter trim. The installer is paid for time and skill only.
Supply and fit rates include materials sourced and supplied by the installing contractor. The contractor adds a 15–20% materials markup on top of labour to cover procurement, delivery, storage and waste management. For most commercial clients, supply and fit is the simpler arrangement — one contract, one warranty, one point of contact.
Labour-only is typically used by main contractors who have existing material supply agreements, or where a client's specification requires a particular manufacturer's product to be sourced independently. Both arrangements are available — discuss your preference when requesting a quote.
